Even if you are not in the market to buy or sell a home, if you pay a bit of attention to the local news there’s probably one word you hear over and over: inventory. Inventory in Maryland remains low and is only getting lower. In 2022, Maryland Association of Realtors (MAR) reported the active annual inventory was around 10,000 units. In 2023 that dropped to roughly 8,000 and, according to MAR’s most recent data (April 2024), there were 7,470 new listings. And interest rates remain high.
To say it is competitive out there would be an understatement. Even without the highs and lows of the marketplace, real estate transactions are complicated with intricate finance terms, exhaustive contracts, and demanding inspections. But experts say that with creativity, patience, and a clear strategy, buyers and sellers can still achieve their dreams.
